Rules and Regulations

 

Without prejudice to the Tenancy Agreement signed by the occupants, all occupants shall be subjects to the following rules and regulations

 
 
1. SANITARY CONDITIONS
Tenants shall be responsible for maintaining their premises and common areas in sanitary conditions and for seeing that their servants/employees assigns agents etc conducts themselves and maintain the areas in a hygienic manner.

2. HAWKING

  1. No hawking shall be permitted on the estate. Hawking in this context included the sale of goods or services in the corridors of the tenant's premises or petty trading on the pavements of the estate.
  2. No shop should sell or display items for which it has not registered under the tenancy agreement e.g. mechanics shall not sell or even display spare parts etc. shall in their shops nether shall any sprayer upholsterer, electrician etc. shall sell or display for the purpose of sale any item that is supposed to be sold by any group of traders. Similarly no spare parts dealer a person or group of persons other than mechanics shall carry out any fitting or repairs of vehicles.
  3. All forms of hawking including carrying and selling iced water, kenkey, minerals, yoghurt etc. shall not be tolerated on the estate.

3. UNAUTHORISED PLANTING
The cultivation of any trees, crops, flowers, whatsoever on the estate is prohibited unless with the written consent of the GICEL Management.

4. APPROVED REFUSE DUMPS
No other place except dustbins duly covered and rubbish skips provided by GICEL management shall be used as receptacles for the dumping of solid refuse/rubbish on the estate. Tenants caught flouting this rules shall be fined on the spot by Management.

5. TOILET FACILITIES
No tenants shall use any toilet/urinal facilities other than the designated ones. Tenants who breach this rule would be subjected to an on the spot fine and subsequent breach would lead to forfeiture of the tenancy.

6. UNAUTHORISED ELECRICAL CONNECTIONS
No tenant shall make any electrical installation(s) connection(s) on the promises occupied except with the written consent of the GICEL Management. Any tenant caught making such unauthorised installations/connections would be sanctioned.

7. UNAUTHORISED WATER CONNECTION
No tenant shall make any connections with regard to water supply except with the written consent of the GICEL Management. Tenants who flout this rule would be ejected upon a prior warning by Management.

8. UNREASONABLE BEHAVIOUR
There shall be no noisy quarrelling, fighting or any display of violence at the estate. Tenants who break this rule would forfeit their tenancy on the Estate.

9. NOTICES
No Tenant shall post any notices, papers or pictures on the walls on the premises they occupy or anywhere else on the Estate except at approved places. Adverts, notices posted on walls on the Estate must be approved by Management.

10 NEAT PREMISES
Tenants shall keep their premises in tenantable conditions ad near as what they came to meet upon entry into occupation. Any tenant found to be dirtying the premises unreasonably o negligently, tampering with the fixtures etc. would be responsible for the cost of re-painting of the affected premises or replacement of the fixture concerned.

11.SAFETY OF FIXTURES ONPAREMISES
All tenants shall be responsible for the safety of all fixtures installed by GICEL Management in the premises which they occupy and shall be responsible for the cost of their replacement in the event of loss or damage.

12. DUES
Tenants shall pay monthly dues towards the maintenance of sanitary conditions and security at the Estate. The dues shall be determined by GICEL.

13. DISABLED CARS
No breakdown vehicles or vehicles in disuse shall be permitted in any parking area or drive way at the estate. Management shall have the right to tow away such vehicles at the owner's expense and owners shall be fined in addition.

14. PARKING AT UNAUTHORISED PLACES
No tenant or visitor shall park his/her vehicle at unauthorised places. Parking at such unauthorised places would attract a fine from Management.

15. OBSTRUCTION OF COMMON AREAS
No tenants/occupants or their employees shall unreasonably obstruct any part of the common areas, facilities and authorised parking areas, drive ways pavements or hall ways without the prior consent of Management. Management reserves the right to remove the offending material(s) obstructing the said places at the expense of the offender after having given due notice of the obstruction.

16. UNAUTHORISED STRUCTURES
No tenant shall erect any unauthorised structure such fence wall, shed or container without approval form Management.

17. LITTERING
It shall be an offence punishable by an on-the-spot fine by Management of this estate, if anyone is found littering the estate.

18. HOURS OF BUSINESS
The hours of business for all tenants within the estates shall be 5.00 am to 8 pm daily.

19. USE OF GENERATORS
It shall be an offence for tenants to use diesel operated generators without athe written consent of Management.

20. UNAUTHORISED USE OF THE PREMISES
Without prejudice to the Tenancy Agreement, no tenant is permitted to alter the use of the demised premises from Business to Residential.

21. SAFETY OF TENANTS AND RELATIONS
Each tenant assumes complete responsibility for the safety of himself/herself, guest, agents, servants, employees and licensees while such persons are in his premises.

22. COMMENCEMENT OF BUSINESS
Management reserves the right to unilaterally abrogate the Tenancy Agreement if after the execution of the said agreement the tenant refuses fails or is unable to operate the business within 6 months the execution of the Agreement.

23. CLOSURE OF BUSINESS
Management of GICEL reserves the right to unilaterally terminate the Tenancy Agreement with any tenant who closes down his/her business on the estate for a period of 6 continuous months the consent and knowledge of Management. The consent for the closure of the premises for such a period would not be unreasonably withheld by Management.

24. DRIVING LESSONS
It shall be an offence for either a tenant or non-tenant to use the ESTATE roads/grounds for driving lessons.

25. SLEEPING IN THE FACILITIES
No tenant shall be allowed to use the shop/store as a residential facility.

26. WASHING OF VEHICLES
Washing of vehicles in the streets or at lorry stations/parks is prohibited.
